Dubai Islands
Dubai Islands is one of the most deliberate long-horizon bets available in Dubai right now. Five natural islands spanning 17 square kilometres off the Deira coastline, with 21 kilometres of new beaches, direct access to Dubai’s cultural and heritage district on the mainland and a government-committed infrastructure programme that includes an observation wheel, a mega-yacht marina and multiple resort hotel openings through 2026 and 2027.
The investment timing argument: this is where the Creek Harbour story was in 2017, or the Bluewaters story was in 2018. The infrastructure is arriving. The hotel brands are committing. The beaches are being developed. Buyers who enter now are doing so ahead of the lifestyle completions that will establish the island’s global profile — at prices that reflect the construction phase, not the completed destination.

WHO LIVES HERE
The early adopters who understand how masterplan communities are priced across their development lifecycle. Investors with a 3 to 7 year horizon who saw what happened at Creek Harbour and want to be positioned similarly here before the hotel openings, the beach completions and the observation wheel create the media cycle that moves general buyer awareness — and pricing — significantly higher.
THE LIFE (AS IT IS BUILDING)
The beaches are the primary draw — 21 kilometres of new Gulf coastline, some of the longest uninterrupted beach in Dubai. The Deira connection gives island residents access to one of Dubai’s most authentic mainland neighbourhoods: the Gold Souk, Spice Souk, the creek, the historic fabric of the original Dubai that predates the modern city by decades. The contrast between the island’s new resort infrastructure and the mainland’s heritage is a genuine lifestyle distinction that no other Dubai community has.
BE HONEST ABOUT IT
- This is early-stage. The full lifestyle offer is not here yet. Buyers entering now are investing in the trajectory, not the completed destination. A minimum 3 to 5 year horizon is required.
- The Deira location does not carry the same brand recognition as Palm, Marina or Downtown. That is exactly why the pricing is at its current level — and exactly where the opportunity sits.
- Rental income in the near term will be lower than more established communities until hotel infrastructure and population density reach maturity.
THE PROPERTIES
Beachfront Residences
Direct beachfront units facing the Gulf. The highest-value positioning on Dubai Islands. Early launches have absorbed quickly — the combination of beachfront positioning and current pricing below comparable JBR and Palm trunk product has driven strong investor demand.
Island Apartment Clusters
Mid-rise residential clusters in the island’s residential quarters. More accessible entry pricing, strong capital appreciation potential and the backbone of the community’s long-term population base.
Villa and Townhouse Communities
Gated villa clusters in the island’s quieter interior zones. Larger outdoor space, family-oriented layout and competitive pricing versus comparable villa communities at equivalent size.
SCHOOLS AND HEALTHCARE
| GEMS Heritage Indian School | Indian CBSE — 5 km (Deira) |
| Dubai English Speaking School | British — 8 km |
| Deira International School | IB — 10 km |
| NMC Specialty Hospital | Full-service — 8 km |
| Aster Hospital Deira | Hospital — 6 km |
INVESTMENT NUMBERS
Secondary Market
Dubai Islands’ secondary market is young but accelerating. Transaction volumes rose 22 percent in Q4 2025 as hotel opening confirmations built buyer confidence. The pricing gap versus comparable beachfront communities — JBR, Palm trunk, Bluewaters — remains 40 to 60 percent wide on equivalent stock. That gap narrows as the island’s infrastructure completes. How much of that narrowing you capture depends entirely on when you enter.
