Diana Kubasova

Diana Kubasova is a Dubai-based luxury real estate advisor whose expertise comes from investing first. She has held residential property since 2010 across three markets, the UAE, Latvia and Indonesia, personally acquiring twelve properties and completing seven exits, with strategies ranging from renovation and resale to long-term holds and short-term rental operation. Her Dubai portfolio includes a villa in Jumeirah Golf Estates and apartments in Business Bay.

She specialises in villas, both secondary and off-plan, with particular depth in Jumeirah Golf Estates, Jumeirah Islands, Dubai Hills and Al Barari, and advises on Abu Dhabi's island communities including Saadiyat, Yas and Hudayriyat. Having been the buyer, the owner, the renovator, the landlord and the seller, Diana advises clients on what a property will actually cost to hold, what renovation genuinely adds, and how a launch price compares to established stock a few streets away, perspective that comes from deploying her own capital rather than observing the market from the sidelines.

Diana holds a BSc in Economics and Business from the Stockholm School of Economics in Riga, ranked by the Financial Times as the leading business school in the Nordic and Baltic region. She has since built and exited ventures across Europe and the United States, including Fast Beauty Co., the first brand launched through Amazon's accelerator programme, developed with a leading New York dermatologist and covered by CNBC and Marie Claire. Through Goddess Academy, she has taught investment fundamentals to an international audience, translating financial analysis into decisions people can act on.

Diana advises clients in English, Russian and Latvian, and works with an established network of private buyers, many of them entering the Gulf market for the first time. Based in Dubai and holding UAE residency through the Golden Visa, she has followed the market for more than a decade, and works with a focus on discretion, clarity and long-term relationships rather than single transactions.

Outside of work, Diana is a qualified paraglider pilot who rides motorbikes and plays golf and padel. She travels frequently between Dubai, Europe and Southeast Asia, where her own property interests are based.
